The Federal Budget was announced this month, with plenty to unpack for property, while we took out the Local Business Award for Most Outstanding Real Estate Agency for the second consecutive year, and Dib made it to the REB Top 100 Agents list. It has been a fast paced month, with over $46.6M combined across 22+ sales taking us over 100 sales in 2024 so far, one trip to the Gold Coast for the prestigious 2024 AREC, and some shifts in the property management space.

Here’s what you need to know about this May 2024:

The Budget announcement includes $6.2 billion in new housing spending, including an ambitious housing target of 1.2 million new homes.

• The Federal Government will also spend $1 billion on new infrastructure, delivering new roads and connecting essential services to boost new housing supply.
• Nearly one million households will benefit from a 10% boost to Commonwealth Rent Assistance (CRA), aimed at easing rental costs for tenants.
• 40,000 new social and affordable homes will be delivered through concessional loans worth up to $1.9 billion for community housing providers and other charities.
• $88.8 million will be invested in 20,000 additional fee-free TAFE places for construction-related courses to speed up home building.

We took out some serious sales, including $3.375M for a Concord duplex, $3.3M for a premium development opportunity, and $850K for a Breakfast Point one bedroom apartment. 

Savvy tenants are acting on properties listed at market value as the rise in our managements has been balanced by the large numbers of potential tenants making quick moves. SQM data shows Concord vacancy rates have increased by 0.1% since January 24, while asking rent has increased by 23.8% for homes in the last quarter, and 4.3% for units.
