We anticipated the year would start at full force, and now with February down, results are quickly rolling in. We sold 24 homes this month, seeing standout prices at 15 Kitchener Avenue, Concord reaching $5.25M and 11 Zoeller Street, Concord meeting its buyer off market at $4.7M

Our local market remains one of the most tightly held - and we’re talking about in the entire country. The demand for inner west homes means those who buy here rarely leave, with new data showing that only 0.3 per cent of the total number of homes in our postcode are actually available for buyers. Listings have also dropped 30 per cent in the past year, despite wider Sydney seeing a 21 per cent lift in fresh stock. 

Renewed buyer confidence is now reflected in new loans - with a 16 per cent rise in the number of new home loans over January as buyers are beginning to factor in that interest rates have peaked, and likely won’t be moving much further north.

Speaking of interest rates - The RBA kept them on hold at 4.35 per cent again this month, releasing its latest quarterly outlook for the economy which points toward rates lowering by the year’s end.

Gear up for higher negative gearing - as higher interest rates make the tax incentive more popular, tax savings for landlords claiming deductions on property expenses are forecasted to hit $27.1 billion this year, up an estimated 62 per cent from 2020-21.
